Roof Repair Services Rockwall TX Homeowners Can Depend On

SCR, Inc. matches the repair scope to what your roof actually needs, not what generates the biggest invoice.

Contact us if:

Your Roof Is Actively Leaking

Active leaks need prompt attention because every hour of delay expands the damage into decking, insulation, and interior finishes.

Active leaks rarely start where the ceiling stain appears. Water tracks along rafters and decking, sometimes traveling 10 to 15 feet horizontally before dropping through drywall, which is why traditional teardown-based leak hunts often replace shingles that were never the source.

We use infrared thermal imaging and moisture meters to locate the actual entry point beneath the decking, then repair the failed shingle, flashing, or seal at the source. No teardown of shingles that were never the problem. You get written repair documentation for your records or an active insurance claim.

A Recent Storm Just Damaged Your Roof

Storm damage repair should happen inside the insurance claim window, typically one year from the date of loss for most Texas homeowner policies per Texas Insurance Code Chapter 542.

Hail and wind hit Rockwall County hard because the city sits along the Interstate 30 corridor, one of the most active hail paths in North Texas. Most storm damage is repairable when caught within the claim window, but damage often shows delayed symptoms. Hail-cracked shingle mats may take 3 to 6 months to develop into active leaks, so a late claim can be denied on the grounds that the damage isn’t storm-related.

Our storm damage scope reseals exposed fasteners and corrects impact dents. It also addresses bruised areas where granules have worn off and replaces uplifted, creased, or blown-off shingles. We check decking for softness before installing shingles matched in color, weight, and brand, drawing on our GAF Certified installer status to source manufacturer-approved materials. Every inspection produces a damage report formatted for your insurance carrier.

A Specific Roof Component Has Failed

Most roofs fail at a specific component years before the shingle field itself wears out, and knowing which component failed tells you what the repair should cost.

Roofs usually fail at flashing and penetrations long before the shingle field itself wears out. Each component has its own failure mode driven by Texas conditions.

  • Pipe boots and vent boots fail because Texas sun degrades the neoprene collar. Standard neoprene pipe boots carry a manufacturer-rated lifespan of 10 to 15 years, but Texas UV intensity often cuts that to 7 to 10 years. This is the single most common source of ceiling stains in North Texas homes.
  • Skylight flashing fails from thermal cycling as Texas heat and freezing nights expand and contract the sealant joint between the skylight frame and the surrounding shingle field. Skylights installed with a proper VELUX No Leak 3-layer flashing system last significantly longer than skylights installed with only step flashing and sealant.
  • Chimney flashing fails from differential movement between the chimney and the roof deck, opening step-flashing joints and counter-flashing seals that were originally watertight. Masonry chimneys are especially prone because brick and mortar move at different rates than the surrounding wood-framed roof.
  • Wall-junction flashing fails where shingles meet vertical wall surfaces, usually from a combination of sealant degradation and wind-driven rain forcing water behind loose flashing.

We repair each issue with the correct material and method, using GAF-approved replacement components where the existing shingle system allows it.

You Need Emergency Response Right Now

Emergency roof damage requires a response within hours to prevent secondary water intrusion from turning a roof problem into an interior restoration job that costs multiples of the original roof repair.

Our 24/7 line dispatches emergency crews within hours of your call, with coverage across Rockwall and the surrounding Rockwall County area, day or night.

Emergency response includes heavy-duty tarping to stop active water intrusion during storms, board-up service for structural breaches after wind or impact damage, and temporary waterproofing that holds until permanent repairs can be scheduled. The Insurance Institute for Business and Home Safety estimates that mitigation actions taken within 24 hours of storm damage reduce total claim value by up to 50% versus damage left exposed.

Common Rockwall roof emergencies include:

  • Active interior leaks: Water from the ceiling, around light fixtures, or down walls means the roof envelope has failed and water is spreading fast through insulation and drywall.
  • Missing or lifted shingles after wind: Winds above 50 mph can lift or tear shingles, especially on older roofs. Even a small opening lets rain reach the decking.
  • Hail punctures: Hail over 1 inch can crack asphalt mats, and larger stones can puncture shingles or dent decking.
  • Fallen trees or branches: Mature tree canopies in older Rockwall neighborhoods drop heavy limbs in high winds or as they age. Any tree impact calls for immediate inspection, not DIY cleanup.
  • Animal entry through the roof: Raccoons, squirrels, and birds can tear open soffits, chew through decking, or enter at damaged flashing. These openings leak the next time it rains.
  • Chimney, vent, or skylight breaches: Fallen debris, age, or impact often opens the seals around roof penetrations. These spots leak fast and quietly.
  • Fire, smoke, or lightning damage: Even a small roof fire or lightning strike compromises the deck, framing, and roof covering. Secure the roof before further weather exposure.

What to Do During a Roof Emergency

During a Rockwall roof emergency, call 911 first if the damage involves downed power lines, structural collapse, or injury. Next, contain water in buckets, protect electronics, and photograph damage. Then call a licensed roofer for emergency tarping and temporary repairs.

A roof emergency moves fast. A few steps in the first hour reduce damage and strengthen your insurance claim. Here is a short order to follow.

  1. Check for danger first.
If you see a fallen tree with a downed power line, a sagging ceiling, or anyone injured, call 911. The Rockwall Fire Department operates four stations across the city to respond quickly.
  2. Contain the water.
Place buckets, pots, or large trash cans under active drips. Spread towels or old blankets around the base to protect flooring. Thin plastic sheeting works well over bedding, electronics, and upholstered furniture.
  3. Protect what you can move.
Move laptops, cords, chargers, and small electronics out first. Move framed photos, documents, and valuables away from drip zones. Cover anything you can’t move.
  4. Cut power to soaked ceilings.
If drywall is sagging or wet, water may reach ceiling light fixtures and junction boxes. Flip off the breaker to the affected rooms until a repair crew arrives.
  5. Photograph and video the damage.
Take wide shots and close-ups inside the home and safely from the ground outside. Photograph every damaged room, the ceiling, the walls, and any affected contents. Insurance claims move faster with clear visuals from the day of loss.
  6. Call your insurance carrier and a roofer.
Open a claim with your insurance company and request a claim number. Then call a licensed local roofer for emergency tarping. Do not climb on a wet or damaged roof yourself.

Call (972) 839-6834 to request tarping and emergency roof repair.

What NOT to Do During a Roof Emergency

Do not climb on a wet or damaged roof, sign any contract on the spot with door-to-door contractors, or throw away damaged materials before your insurance adjuster has seen them. These three mistakes cost Rockwall homeowners the most in insurance claims and personal safety.

  • Don’t climb onto a wet, snow-covered, or damaged roof. Hidden soft spots can give way. More roof falls happen during DIY inspections than during installation.
  • Do not sign a contract with a door-to-door roofer. Scammers often show up in neighborhoods after storms and pressure you to sign on the spot. A legitimate roofer gives you time, a written estimate, and references.
  • Do not pay the full job cost upfront. A fair deposit is standard. Full payment before work starts is a warning sign.
  • Do not throw away damaged shingles, decking, or interior materials. Insurance adjusters need to see the damage before cleanup. Photograph everything and set debris aside.
  • Do not delay your insurance claim. Most Texas policies require prompt reporting. Waiting weeks weakens your claim.

Do not try to patch a leak from the attic side.
Interior patches trap moisture and hide the real damage. The fix needs to come from the roof surface.

How SCR, Inc. Handles Insurance Claims for Rockwall Roof Repairs

SCR, Inc.’s licensed all-line adjusters help Rockwall homeowners file, scope, and settle repair claims, including partial-loss claims that carriers often underpay or wrongly deny.

Deductibles and depreciation still apply to repair claims. Some carriers push for narrower repair scopes when the damage warrants broader coverage, and others deny repair claims outright when the scope should have been paid. Our former-adjuster team writes line-item repair reports built for direct carrier submission, and we advocate when a claim is undervalued or denied.

How we help:

  • Free repair inspection after any hail or wind event
  • Written damage reports formatted for direct carrier submission using the same line-item structure insurance adjusters use internally
  • Denied claim advocacy from staff with adjuster-side experience
  • Documentation showing which repair components are covered versus non-covered
  • Certificate holder listing on our liability insurance for your records

Two Texas legal notes. SCR, Inc. is not a public adjuster and does not act as one. Under the Texas Insurance Code, contractors cannot waive, absorb, or rebate your insurance deductible, which remains the homeowner’s responsibility.

Class 4 Impact-Resistant Shingles Can Lower Your Rockwall Insurance Premiums by 20% to 35%

Modern home with an architectural shingle roof featuring multiple hips, ridges, and roof sections.

Rockwall homeowners with Class 4 impact-resistant shingles qualify for annual insurance premium discounts of 20% to 35% on the wind and hail portion of their policy, sometimes worth more than the shingle upgrade itself over the roof’s lifetime.

The discount applies when your existing shingles are replaced during a repair scope and the replacement materials meet Underwriters Laboratories (UL) 2218 Class 4 standards. Not every repair triggers a shingle upgrade opportunity, but hail-damaged repair scopes often do.

How Class 4 shingles earn the rating:

  • Shingle must withstand a 2-inch steel ball dropped from 20 feet
  • Underlying mat cannot crack under impact
  • Class 3 shingles use a smaller 1.75-inch steel ball and cannot meet the Class 4 threshold
  • UL 2218 is the industry-standard test all major Texas carriers reference

Discount ranges vary by carrier, coverage limits, deductible, and underwriting, but most major Texas carriers offer premium reductions on the wind and hail portion of a policy for Class 4 materials. State Farm, USAA, and Allstate typically offer the highest ranges. Farmers, Nationwide, Travelers, and GEICO fall in the middle. Mercury and Safeco vary widely and require an agent quote. On a $1,500 annual wind/hail premium portion typical for hail-prone North Texas policies, that works out to roughly $300 to $525 in yearly savings depending on the carrier.

Two things to know about activating the discount:

  • SCR, Inc. provides a signed Texas Department of Insurance (TDI) Impact Resistance Form PC068 at project completion for you to submit to your carrier
  • Most carriers apply the discount at the next policy renewal rather than retroactively, so submit the form as soon as the work is done

Our 5-Step Precision Roof Repair Process

Every SCR, Inc. repair follows the same five steps to keep the roof watertight and code-compliant.

These are:

  1. Comprehensive On-Site Inspection: Advanced diagnostic evaluation.

Our technicians evaluate the entire roof structure using infrared cameras and physical surface checks to document visible and hidden moisture intrusion.

  1. Transparent Estimate and Material Selection: Clear itemized proposal.

You receive an itemized scope of work outlining product options, labor costs, manufacturer warranty tiers, and project schedules.

  1. Insurance Claim Advocacy: For storm damage restoration.

Our team reviews the loss scope directly with your insurance adjuster to ensure the claim settlement includes all necessary structural repairs.

  1. Precision Execution and Site Cleanup: Factory-certified installation.

Factory-trained installation crews replace the roof system to match local building codes and use magnetic sweepers to clear nails from surrounding ground areas.

  1. Final Inspection and Warranty Delivery: Quality assurance check.

A project supervisor conducts a final walkthrough to review completed work and issue manufacturer warranty documentation.

What Happens During Your Rockwall Roof Repair Inspection

A free SCR, Inc. inspection takes 45 to 90 minutes on site, produces a written damage report you can act on the same day, and comes with no obligation to schedule a repair.

  • On-site arrival and safety check. Our technician walks the property, notes obvious ground-level damage, and confirms safe roof access before climbing. Wet roofs, steep pitches over 8/12, and roofs with active electrical hazards may require rescheduling.
  • Full roof surface inspection. We check every slope, valley, penetration, and flashing point for damage, wear, and active or historical leak indicators.
  • Thermal imaging when a leak is suspected. Infrared cameras spot moisture beneath the decking because wet materials hold heat differently than dry ones. This works best in early morning or evening when ambient temperature contrasts are strongest.
  • Interior attic and ceiling check. When water intrusion is suspected, we inspect the attic side of the decking, the insulation, and any interior ceiling staining. This is where we catch secondary damage that isn’t visible from the roof surface.
  • Photo documentation. We photograph, measure, and log every damage point in a format that works for your records or an insurance carrier submission.
  • Written report and repair scope. You receive a clear write-up covering what we found, what needs immediate repair, what can wait, and what the repair scope looks like.
  • Insurance guidance when applicable. If the damage qualifies for a claim, our licensed adjusters walk you through what to file, when to file, and what the carrier will likely cover.
  • No pressure to book. The inspection and report are yours whether you hire us or not.

How to Know Your Rockwall Roof Needs Repairing

Most warning signs of roof damage show up inside the home before they show up on the roof surface, which means homeowners can catch problems early without climbing a ladder.

Interior symptoms you can check without leaving the ground:

  • Water stains on ceilings or upper walls. Yellow or brown discoloration circles often indicate active leaks from degraded pipe boots, valley flashing, or roof vents. A stain that grows after each rain confirms an active leak. A stain that stays the same size may be historical damage from a leak already fixed.
  • Attic moisture, condensation, or musty odor. Damp insulation, water droplets on nails penetrating the decking, or a musty smell in the attic often signals compromised ridge ventilation, blocked soffit vents, or hidden roof deck moisture intrusion. Attic humidity above 60% for extended periods accelerates decking rot.
  • Sudden spike in cooling costs. A wet or damaged roof reduces the insulation’s R-value, driving up cooling costs during Texas summers. A cooling bill 15% to 25% higher than the same month last year, absent thermostat changes, is worth investigating.
  • Interior paint peeling or drywall bubbling near the ceiling. Moisture wicking through drywall from a slow roof leak shows up as bubbled paint or a soft spot in the ceiling before the stain becomes visible.
  • Musty or damp smell in upper-floor rooms. Water intrusion often produces mold behind ceilings and inside wall cavities before visible symptoms appear. A persistent musty smell that doesn’t clear with ventilation warrants an inspection.

Any of these symptoms combined with a recent storm event doubles the urgency, since delayed inspection can push you outside the one-year insurance claim window under Texas Insurance Code Chapter 542.

I was very impressed with the timeliness of SCR. Brian was not only patient with my insurance company inspector, but he was patient with me deciding on the perfect roof and gutter colors, which turned out great. He is honest, professional and knowledgeable. SCR was really a one stop shop to fit my needs of roofing, screens, and gutters. I love doing business with a resourceful company, basically, all your needs are under one roofing contractor. Brian thank you for your excellent and timely service. Mia Morrison

After a recent hail storm I called SCR’s Brian Roderick to come by and help me prepare a claim for my insurance company. This was the second time that I had worked with him on a claim for roof damage. The first had been handled very professionally with excellent results so I didn’t hesitate to be a return customer. Brian came out, inspected my roof and prepared a report listing all damages noted and an estimated cost to repair. He reviewed the insurance submission process with me and gave me a Hail Storm Report listing the date and time of the storm, path traveled, and reported hail stone sizes to submit with my claim. He also asked me to request that he be able to accompany the insurance company inspector during his inspection trip. The Insurance Company Inspector met with Brian on the agreed date, inspected the property with Brian and basically agreed to his assessment. As the agreed roof replacement date approached, Brian came by and reviewed what would happen the next day and announced that the crew would arrive and start work around 6:30 am. They arrived on time and the first person to ring our doorbell was the Crew Chief who introduced himself and said that if I had any questions during the day that I should just ask for him and he would take care of them. My wife asked him to be careful of some of the plants in our flower beds and he promptly had the crew arrange tarps to provide protective tents over sensitive plants. The work proceeded through the day with an army of roofers. I had told Brian that my wife and I had a dinner engagement and he showed up at the time I had told him we needed to leave. He said he would stay until everything was finished, including cleanup. When we returned that evening everything looked great and the property looked better than when they started. Hopefully I won’t need similar roofing efforts in the future, but in North Texas, who knows? If I do SCR will receive the call without hesitation. If Brian commits to something you can write it in ink…..it ain’t going to change.

After a recent hailstorm, we received Mark and SCR's info from one of our neighbors after they had their roof replaced. Mark was very prompt in coming out and inspecting the roof. He helped guide us through the insurance claims and inspection process and helped facilitate the process of working with the insurance company. When it was time for the install, SCR had a large professional crew that came out and finished in about 6-7 hours. They did a good job cleaning up afterwards. It feels good going with a local experienced company, as some of the roofing folks that go door-to-door after weather events can be pushy. Mark and the team from SCR were very courteous and professional and didn't pressure us at any point in the process. We'll definitely work with SCR again in the future and would highly recommend them to others for honest pricing and quality work.

It was a real pleasure to work with Mark Safford at SCR! He did a great job not only working with my insurance adjuster but also helped to navigate through my mortgage lender's third party Assurant. Mark's experience in the industry helped me to get the full value from my roofing claim, and his team did an excellent job getting the roof replaced with top-quality attention to details. I highly recommend working with Mark and his team!

This was the best roofing experience, and we’ve dealt with several over the years with our rent houses. Brian was referred to me from a couple of neighbors. He came to the house and explained the process in detail, worked with our insurance company, gave me a couple of nearby addresses to drive by to help narrow down our choices. We have a steep roof with lots of angles and they finished in one day, cleaned up, and we have a great looking roof! I can’t say enough good things about them. Everything went flawlessly.

Frequently Asked Questions

Our 24/7 line dispatches emergency crews within hours of the call for active leaks across Rockwall. Our team arrives to install heavy-duty tarping and prevent secondary water damage to your interior ceiling and drywall, then schedules the permanent repair as soon as conditions allow. Response times are typically faster than out-of-town contractors because we dispatch from a local office at 440 Silver Spur Trail rather than driving in from the far side of the DFW Metroplex.

Pipe boots are rubber gaskets surrounding plumbing vent stacks on your roof. Over time, North Texas heat causes the neoprene to dry-rot and crack, letting rainwater trickle down the pipe onto your bathroom or kitchen ceiling. The telltale sign is a ceiling stain located directly below a bathroom or kitchen area where plumbing vents through the roof. A quick technician inspection can confirm and fix this issue in a single visit, typically for $200 to $450 depending on the number of boots that need replacement.

Yes. If your roof sustained localized wind uplift or hail damage during a severe weather event, most Texas homeowner insurance policies cover the cost of spot repairs minus your policy deductible. The claim value must exceed your deductible for the claim to produce a payment, which is why small repairs sometimes make more sense to pay out of pocket than to file. Our in-house former adjusters help document the scope of loss to determine whether filing makes financial sense.

Rockwall roof repair costs typically range from $150 to $400 for minor fixes like a few missing shingles or a small flashing repair, $400 to $1,500 for moderate repairs like ridge vent replacement or valley work, and $1,500 to $4,000 for major repairs involving multiple components. Insurance-covered storm damage repairs often shift the cost to your deductible rather than the full scope. These are local market ranges, not SCR, Inc. quotes, and your actual repair cost depends on the scope of damage, materials, roof pitch, and accessibility.

Actual Cash Value (ACV) pays what the damaged portion of your roof is worth today, meaning replacement cost minus depreciation for age and wear. Replacement Cost Value (RCV) pays what it costs to install new materials of similar kind and quality at current prices. On a 15-year-old asphalt roof, depreciation can cut ACV to 50% or less of RCV. Most Texas policies pay ACV first, then release depreciation recovery once the repair is completed and invoiced, meaning you generally need to complete the work to collect the full RCV.

Minor spot repairs and flashing fixes typically do not require full municipal permits, but larger structural repairs must comply with City of Rockwall building codes. Properties in unincorporated Rockwall County follow different requirements under Rockwall County jurisdiction. SCR, Inc. manages all necessary code compliance and municipal documentation on your behalf.

Most Texas homeowner policies cover emergency tarping and temporary repairs as part of a covered loss claim. Keep every receipt, photo, and work order from the first visit. SCR, Inc. documents all emergency work in writing and coordinates with your insurance carrier.

A properly installed emergency tarp holds for 60 to 90 days under normal conditions. UV exposure, wind, and heavy rain can shorten that window. Tarps are a temporary bridge, not a repair, so schedule the permanent fix within that period to avoid secondary water damage.

Delaying a repair beyond 48 to 72 hours allows water to spread into insulation, drywall, framing, and electrical boxes. Mold can start within 24 to 48 hours in Texas humidity. Secondary damage from delay often costs several times more than the original emergency repair.
